Only 7% of properties are owned by under-35s (who make up 37% of the population), and 68% of properties are owned by people over 50 (29% of the population).

🔋 Data hype

Cape Town’s planning tribunal earlier this month gave the first green light to two enormous data centres near the airport, in King Air Industria — a combined 120,000m² (about 14 rugby fields), built by US giant Equinix. Together they’d draw around 174 megawatts of power, enough for roughly 130,000 homes, and by one estimate could use up to 4.4-billion litres of water a year for cooling. Objectors argued the application barely detailed its water and electricity needs, a gap they called “insulting” in a city that lived through Day Zero. The tribunal approved it anyway, treating it as a technical zoning matter.

That approval got us thinking. There are many large data centres in the early stages of proposal or development but what of the existing infrastructure? We researched operational data centres around the country. The result: 58 confirmed operational facilities, overwhelmingly clustered around Johannesburg and Ekurhuleni (38 sites), with smaller footholds in Cape Town (10), Durban (6), and one-off sites in Stellenbosch, Bloemfontein, East London and Gqeberha.

One of the major challenges when discussing data centres is that they are not all the same. So we sorted them into five simple types: hyperscale/wholesale are the giants with massive buildings built and leased to a single big customer, usually a cloud company. Retail/colocation sites rent out smaller chunks — a rack here, a cage there — to lots of different businesses. Edge sites are smaller centres, planted closer to people to shave milliseconds off load times when we’re browsing the web. Telecoms sites are run by network operators mostly to power their own infrastructure. Connect sites are neutral meeting points where different networks plug into each other.

That’s also why the hyperscaler dots draw the most scrutiny: a single campus can rival a small city’s power draw and drink through billions of litres of water a year cooling its servers. Retail, edge, telecoms and connect sites are comparatively tiny by contrast.

Not on the map are sites still under construction, planned or proposed.

🚨 Reclaiming connections

A record 21 people were convicted of cable theft and infrastructure crimes in Johannesburg between January and March 2026, accounting for nearly 60% of all convictions recorded during the entire 2025/26 financial year. Yet the full-year picture is far less dramatic, with annual convictions inching up from 35 in 2024/25 to just 36 in 2025/26.

City Power says progress in bringing offenders to justice is thanks to strengthened security strategies, increased court participation by personnel (130 court appearances in 2025/26), and tighter collaboration with law enforcement and prosecutors. Those convicted face a combined 261.5 years in prison, at an average of 7.3 years per suspect.

The utility is also focusing its attention on illegal connections, with the number doubling year-on-year, from 1,157 to 2,551.

Overall infrastructure incidents such as cable theft and vandalism dropped from 1,138 to 1,054.
